Why Buyers Choose Bo Longgrear
Welcome > For Buyers > Why Buyers Choose Bo Longgrear ...

Buying a Home Requires Many Difficult Decisions. Make Sure Your real estate agents are Top Local Experts. And make sure that they are representing your best interests, NOT THE SELLERS!

Your home is probably the biggest purchase your family will ever make, and it involves many decisions that go beyond simply choosing one you like.

The Bo Longgrear Team have Buyers agents that are completely focused on your interests as buyers. They represent you, not the seller. And it is at NO COST to you. The seller typically pays all related commissions.

As top Richmond Hill, Savannah, Pooler and Hinesville real estate agents, here is how we will guide you through the entire process, from viewing homes and financing, to making sure the final contract is in your best interest:

- You will have full access to ALL homes available on the Richmond Hill, Pooler, Savannah and Hinesville markets, even listings not yet on the MLS, through our professional Georgia real estate affiliations.

- Our expert local knowledge of the Richmond Hill, Savannah, Pooler and Hinesville area should be invaluable to you, not just in terms of real estate, but also schools, neighborhoods, the local economy, and more.

- Every local real estate market absolutely has its own trends and opportunities. This can vary greatly, even one neighborhood to the next. Our Greater Savannah and Hinesville Markets are no different! It's our job to steer you into opportunities and out of traps.

- What is the true market value of the home you are interested in? Is it priced too high? Is it a bargain that you should jump on? We help home buyers make decisions like this every day, and we'll make sure that YOU get the best value for your money.

- Negotiating with sellers can be stressful. We will help you negotiate, so that the final contract includes your best possible terms and conditions.

- You should know absolutely everything about the property you are buying! You and a member or my team or I will view every home that you are interested in, together. And prior to closing we will make you fully aware of any and all inspections available to you.

- Have confidence when signing documents. Contracts are full of complicated terms and clauses that can greatly affect your future life in your new home. We will give you the full benefit of our real estate knowledge and experience.

Let us represent your best interests in your search for a new home in the Richmond Hill, Pooler, Greater Savannah and Hinesville areas. While you can see a million homes on the web, actually buying your home is another matter entirely. Buyers beware!

Ask us any question about buying a home in Richmond Hill, Savannah and Hinesville. It's our job to help you! There's no obligation, and we promise to respond quickly...

Real Estate Tips
Buying Land and New Construction >What About the Water

If you are considering buying acreage, your real estate agent will probably supply you with basic information about the soil quality, zoning and property boundaries. Whether you intend to build a vacation home or a working horse ranch, you'll also need to know about the water quality and quantity.

If the land is not in an area where water is supplied and tested by a municipal water system, you will need to drill a well for drinking water even if the land has surface sources that provide water for irrigation. Instead of paying monthly water bills, you'll be investing a substantial sum to drill the well and maintain it over time. Contact the county water department to determine how many gallons per minute you and your family (or agricultural business) will require. Talk to the neighbors to find out how long it actually takes to obtain permits to drill for water in that area, and get estimates from local companies on drilling costs.

With a little detective work and help from your agent you can discover any local problems with contamination of the water supply due to toxic substances. Surface waters such as streams, ponds or lakes may be considered public property, and may require you to obtain a water use permit from the state in order to dam a creek or pump water from a supply that sits on your land.
